9 Sales Promotion Ideas for Your Property Management Company

2023-02-14

Property management might not be the first place you think of running sales, but promotions are always a must. In the ever-growing competition among property managers and various property management organizations, it’s getting increasingly difficult to stand out and showcase your properties to generate interest. One way is to outsource your sales outreach to reach your leads as fast as possible. As much as the Internet has increased the competition, it has also increased the ways that you can promote your business and help it grow.

In the list below, we’ll go over some promotion ideas that every property manager should consider, no matter what type of properties you own. Whether you use one or all of them, or even just use them as inspiration to create your own promotions, you’ll be sure to find plenty of great options that fit just about any budget.

1. Neighborhood niche marketing

This is a new trend focusing on hyper-local search and the way that consumers are constantly searching for content on their mobile devices. Sure, you could market to the entire city, but why not market the neighborhood specifically and generate more interest? Today’s renters are big on finding the right neighborhood to call home, so if you target hyper-local keywords, you’ll be able to generate a whole new traffic source for your property management company.

2. Facebook Live showings

Many realtors and property managers already do this and it has proven to be quite effective. Using Facebook Live, you can show different properties that you have and give people custom tours. You can even allow live questions and comments so that people can interact with you along the way, too. Plus, you can take these videos and add them to your YouTube collection and your website after the fact, giving you double the content in one.

3. Ramp up your local SEO

We mentioned neighborhood marketing, but it’s also going to improve your promotions if you take the time to boost all of your local SEO. This includes your website, social media profiles, business directory listings, and more. One great way to guarantee a boost in your local SEO (that a lot of companies overlook) is to ensure that all of your online listings have the same address. This includes your website, social media, etc. Choose one standard physical address and stick with it so that people can find you when they need you.

4. Offer discounts or specials

You’ve probably seen companies advertise move-in specials or promotions to get people interested in their properties. This is just one example of how you can use discounts or other incentives to get people’s attention. Consider what kind of specials you can afford, which promotions would give people the most value, and so forth. See what the competition is doing and what’s working the best (as well as anything that isn’t working at all).

5. Create a resident referral program

For your existing residents, referral discounts and savings could be a good way to boost their appreciation. It can also help grow your property management business and keep your units full. Create a referral program that allows tenants to get a certain reward for each referral that they offer. However, don’t stop there. You’ll also want to find and offer an incentive for the person being referred because everyone loves feeling special.

6. Offer promos or discounts for social shoutouts, etc.

This is a great way to promote your properties and grow your social following at once. You can offer people a rent discount for finding them on Facebook or create any other kind of promotion that you want. Consider creating a hashtag or joining a trending one and giving people who use that hashtag some kind of discount or deal. This is a great way to give incentive to new clients as well as existing tenants that you have and can help you build your online presence at the same time.

7. Create a Pinterest board with local real estate and your listings

Pinterest is a great resource for several reasons. First, it gives you a chance to connect with your audience where they are. Secondly, it offers a place where you can position yourself as an authority in your industry by not only sharing your properties but also sharing other real estate posts and curated collections. You can even have people refer to certain Pinterest posts for a special offer or incentive on their rental, etc.

8. Start a blog that positions you as a thought leader

Again, this is giving you the chance to be seen as an authority and thought leader. That, honestly, matters more than any sales pitch these days. With a blog on your website, you will be able to share more information on your properties, offer updates on industry news, and even provide tenants with helpful information like safety tips, spring cleaning checklists, etc. Make sure that you share your blog and cultivate a following, though, because it won’t do the work for you.
